Rich Weese I think a lot of areas are like this now. Cash or conventional buyers with significant down payments are the best way to go right now.

Scott W. To some extent I think they are. This is likely to be an evolving issue as Dodd Frank requirements are being implemented by the banks.

Yes, lenders do keep piling on stuff for appraisers to report in the appraisal. Most consumers think this is the appraiser's choice, but don't realize that this is the lender's decision.
Take FHA loans and appraisals as an example. Although FHA doesn't require a stove to be in the kitchen, almost every lender I work with will require this as an "overlay".

I'm working with a rep now to come up with a plan for 2 users. Keep in mind they bought Loopnet about a year ago. They had to make some changes in order to comply with the FTC regarding that buyout (monopoly). Their pricing is better than it used to be from my research, and the commitments are 1 year instead of 2. Still you need to give them 60 day notice to cancel or it automatically renews.

Shari Posey I hope you can make it! The meeting will run 7-9ish or longer if you take things to the bar. The basic agenda is open networking for the first 15 minutes with a sitdown thereafter. During this time, I'll have everyone introduce themselves by telling the group how they're involved with real estate, what projects they have working now, who they are looking to meet, etc. The group is still in infancy, so it's evolving as it grows. Eventually, I'd like to have a segment that focuses on specific topics of interest. This time, I'll likely give a brief summary of the current market trends here to get the conversation started.
So far, several attendees have made connections that have evolved into working business relationships. This is only after 3 meetings!

Hi Ace,
At least you could get one under contract!
Here's a few more things to think about.
1. Is the laundry located in the garage?
2. What type of roofing does it have? Asphalt shingle doesn't seem to last as long here.
3. Make sure you're looking at the rent rates for the immediate subdivision. Parts of Henderson can change quick if you cross a street or rail line.
