Fix and flips typically involve things that add more value than the cost. I would do some research to see if buyers are paying a premium for this type of upgrade in your area.

Why not sell property B, then A, then rent for a while?

This is a 3 bedroom, single story home with 12' ceilings, 3-car garage, large covered patio. Take a look at the photos!

Tiger is on the money for the 4-plexes in this area. I'm guessing I know exactly which place each of you is thinking.

You said they're listing it at the last sales price. When was that? If that was 2004-08, it's likely priced too high. Does it really need $7k worth of work? You might be able to reduce your repairs to the carpet and paint, put some tenants in place, and resell to an investor in a quick amount of time if in a desirable area. I do question your rent price ranges though.

I would imagine you'll still have to abide by the eviction laws in your state.

To add to Robert's post, AB284 is also hurting the rental market. If people can stay in their houses for free why would they rent? Hopefully, the legislature loosens this up soon.
