I had originally I thought this meetup should be purely a networking event with relatively loose structure, and if the group wanted to meet again we could discuss how to structure things from then on. Then Rich Weese and I met for breakfast while he was in town, and he brought up several good points. Before I act on anything, I thought I'd throw out these questions to those that have responded thus far and people planning to attend. First, what would you like to get out of an initial meetup event and subsequent events? Would you like to have some local professionals give market update, legal, or current trend presentations?

I have clients looking for class A or B property under $8 million with 6 cap or higher. Would consider class C depending upon the opportunity.

Hi Scott,

In my market, banks won't even look at offers without proof of funds and copy of emd check. It's standard out here for EMD to be deposited within 24 hours of acceptance. I'm not sure if it's the same where you're doing business.

I'm guessing banks aren't to keen on assigning contracts. I've never tried, so I may be completely off base.

In regards to painting, your cost will be impacted by the house design. Single-story homes without vaulted ceilings will be the least expensive.
The other factor is color scheme. I like the look of white ceilings and trim with mocha or similar walls, but this costs more than all one color.
