Manuel Acuna You mentioned a 3-day inspection period. Is that common in your area? I typically see 10 days for due diligence periods in my market.

Dale Osborn I agree with you 100%. What I meant was for someone to find a company where they could learn that part of the business while making some money. Before entering the business one should do the homework necessary to find the company that will provide the training and business flow to make it work.

Like Andy mentioned, the 4-plex inventory in Las Vegas consists mostly of poor quality/condition buildings in war zones. From what I've found, you need to go up to at least 20 units before you get better properties.

I'd agree with you on the size to number of bedrooms ratio. Make sure to check out the floor plan thoroughly as it may not fit the market.
