Stevevis correct. There's several good posts on this topic. One good source is www.hud.gov. This is a cool program, because you can roll the purchase money and rehab money into one loan.

Welcome to BP. Have you thought about a 2-4 family rehab project with a 203k loan purchase. You could put less of your own dough into the project, and/or buy a higher priced property.

If you're a Realtor, then you can sign up for a idx solution to add to your website. There are several different providers, but you need to make sure they work with your MLS system.

You could get an agreement signed with the seller. You could get a buyer's broker agreement signed that includes a fee. You could submit an offer yourself, and assign the contract.

As Ann Bellamy said, you need to be familiar with the laws in your area. It may seem silly or a waste of time, but you may end up wasting a bunch more time if you don't do this correctly. Remember you're running a business for the long run and not the short run. Developing a reputation for doing things the right way, will more than pay for itself in the long run.

Brian,
You'll need to check your state's tenant/landlord laws. There's probably a provision in the regulations that discusses the proceedure for dealing with personal property left behind. You may need to store it for a certain period after you've contacted the tenant. You'll likely want to get proof that you tried to contact them via certified mail. There may also be a certain proceedure for disposal once the storage period has expired.

I'm not sure what the laws are in Ohio. In Nevada, an agent can represent both sides of a transaction. If you're new I think you would get more out of finding your own experienced agent to work with.
