Peter Lee I just checked MLS for total SFR sales for July and so far this month. July had about 93 sales per day. August has been averaging 74 per day so far. Meanwhile June averaged 107 per day. I still think the main reason the numbers are dipping is the shortage of inventory. June had a median of 33 days on market, July had a median 32 days on market, and so far August has a median of 27 days on market. This last trend suggests demand remains strong.

I've asked a professional photography friend about this topic a few months back. He's said the same thing regarding camera selection. Lighting is everything, and the type of camera is less important. I'm curious if any of you would recommend any books on the subject. I think the time spent learning how to take better pics would more than pay for itself and quickly too.

I have clients looking to purchase SFR in poor condition to rehab and flip or hold depending on the numbers. They are local and can close quickly! Preference given to homes not currently listed through MLS. Price range is sub $200k. They will consider homes located throughout the valley which includes Las Vegas, North Las Vegas, and Henderson.

Brian Hoyt My wife finally got me to go to the gym with her yesterday. We did the Body Pump class together. I can barely walk up the stairs today. I think classes may be the way to go. It was fun and the scenery was nice.

There's a lot of plus sides mentioned, which I would agree with. There are several downsides to consider as well, but many of these may have been filtered out when you did the neighborhood research of the first property.
One awesome positive thing that Steve Babiak mentioned is the waiting list. If you become know as the guy/lady that has good properties, you're marketing costs/efforts will be much less since you'll be getting referrals.

"Cosmetic work" tends to add up rather quickly. Make sure you account for everything. It's easy to brush this off as minor, but it can add up to thousands quickly. Cosmetic doesn't mean that you can necessarily put it off either. It may be hard to rent if it looks, feels, and acts like a dump.

Appraisers, re agents, realtor.com, trulia.com, newspaper, online version of the newspaper, property managers, other tenants, ect.

I've had good luck with the networking organization called BNI. LeTip is a similar networking org. These groups force you to focus on refining your ability to explain what you do in a short period of time. This is a great way to build a referral network.
