I do standard rentals with the option to buy using three contracts

Rental agreement
Option agreement
Offer to purchase

I have a new eviction attorney who is wanting to combine all three contract into one.

Is this fairly common? Whats the pro's and con's?

Last Friday afternoon I was due to close on a cash out refinance, I spoke with the title company first thing and they told me they have all the documents apart from the settlement statement.

The title company tried to make contact with the person who sent the files but they were unable to make contact. I rearranged the closing for this Friday

This week the broker is saying the settlement statement will be sent to the title company by Friday, I'm not so confident it's already Wednesday and still not settlement statement.

I've closed on four other cash out refinances with out any issue, what I am not understanding and why is this statement missing?

@Owen Rosen understood - I currently have 6 properties not all with the same insurance so maybe I can get a better deal grouping them together.

Who is everyone using for insurance on single family homes? 

What are you paying? the quote I got today was $1200 for a SFH valued at $120K seems high, let me know your thoughts.

I am closing on a single family home cash purchase on the 16th of July, I borrowed the cash from my father in law and he asked to get a promissory note added at closing.

The title company (chosen by the seller) will not add the promissory note at closing, the seller will not change the title company.

I have spoken to a local title company asking if they can create a deed of trust after I have closed on the property and they told me no it's not possible.

Any suggestions of how this can be done I am in Michigan, my father in law is just wanting some kind of security for the loan.

@Jake Soper thanks for the information i'll take a look over all the options over the weekend, i'll have some questions so I will message you.

Could anyone tell me what the episode was that talked about hand written letters sent out to home owners.

I think Branden used this persons service and had very good success, I think the letters just looked like they were handwritten but it was really done by machine.
