Hi All, I’m just curious to know if anyone has invested in a vacation rental in the Fort Lauderdale area of Florida. I had seen a few single family pool homes for sale in the high 400s that are currently set up as vacation rentals. I’m just wondering what these homes tend to gross on average / what sort of return on investment you could expect. I’m guessing in this area you need a license and there are plenty of hurdles to overcome. I’m just putting the feelers our at this stage...

@Michael Peach that was my general takeaway from my research with realtors in the area - it’s very hard to make the numbers add up.

@Dan Oliver do you still feel that the Orlando market is good for a STR investment? If so, which communities / areas are best? With the rise in the market and all the competition, I can't see how you can make money if you have a mortgaged property?

Mya, would you say that kind of income is typical? I hear such mixed stories about the vacation rental market down there - some are making a killing and others not even making ends meet...

@Joey Morea I am thinking under $250k for a 4/3 pool home and I’d likely use an online management company with a 10% commission rate...

@Tyler Gibson this is great advice. I worry about visibility in a market with so much inventory. Would you say a gross income of $40k on a 4 bed pool home is realistic if it’s done right? What are the peak times for the Disney market is it realistic to expect year round bookings? Sorry for all the questions!
