Hi,

Can people who have expertise in Las Vegas market please recommend a few class A/B neighborhoods? I am primarily looking at positive cashflow SFHs.

Currently the markets seem quite overbought but I am looking from a longer term perspective.

@Sam Van Horebeek Hi Sam, I have heard of several cases where Chinese cash (a lot of it black money I assume) is flooding several RE markets here in US. Are you also seeing non-Chinese money coming into US RE from other Asian countries?  

Another thing that confuses me is how does so much black money enter the US. I thought Switzerland was known for it, not US.

@Leigh Ann Smith Your pic inspired me to do a google image search on 'tiny house' and so many cool pics came up. 

Then I went a bit overboard thinking it would be pretty awesome to transport that house using balloons. This is what came up. Lol. Maybe a serious option some time in the future.

Yes, I did some due diligence and I too am seeing currently most good quality rental markets are super hot (probably borderline crazy). Also too many all cash buyers along with too many bids. 

Thanks for the areas you mentioned. Is the story similar for Arlington and Fort Worth side? Any neighborhoods I should stay away from (quality/crime wise)?

After doing some due diligence, I will also ask for investor friendly realtors and property managers in the area.
