Hi,

Can people who have expertise in Phoenix market please recommend a few class A/B neighborhoods? I am primarily looking at positive cashflow SFHs.

Currently the markets might be a bit overbought but I am looking from a longer term perspective. 

After doing some due diligence, I will also ask for investor friendly realtors and property managers in the area.

The housing bubble collapse. Hopefully there will be some good learning too apart from some good entertainment.

 No not mileage...my auto correct changes just about everything when I use my Surface Pro for composing. 

Too much technology can be a pain some times, right? :)

If the normal 30 year APR is around 4.2% for a normal owner occupied home mortgage, is the APR for investors always higher? How much approximately?

And is it true that down payment for investors is also higher atleast in some states? Do you usually go for 20% or more or less?

What is TRIM? And can you pls explain the bit about 'homestead' not applicable? So you are saying the actual values for investor will be different from what you get on their site? Thats why you have to call them?

I was trying to analyze a property in Fort Worth, Texas.

I looked up the taxes on Zillow as well as on the county assessor site. The 2 are very different for 2012. One is about $2000 and the other is about $3000.

For 2014, the values from the 2 sites are pretty close.

Has anyone else seen this before? I will ofcorse go with county site info but just wanted to make sure i am looking in the right places.
