@Jay HinrichsCan you pls explain your point about foundations in Dallas SFHs in a bit more detail? Sorry, have very little knowledge of structural/civil engineering. :)
Are the foundations bad because of floods? Whats the connection with watering?
And how to figure these things out before buying? Ideally home inspection should reveal these issues, right?

So I talked to a few credit unions and they dont lend out of state. Some dont even lend out of county.
Talked to a few lenders and they can only lend in certain states.
Hence my question. Is there any good place where I can find a list of lenders and what states they can lend in?
Right now I am thinking that its better to work with a lender that can lend in multiple states so I dont have to start from scratch with every state specific lender. Pls let me know if you think otherwise. Tips and advise most welcome. (This is for buy and hold)

What is 'cash to close'? 20% downpay is 25k and there will be additional closing costs. I have seen people use 10% for repair/maintenance/other big ticket items.

On a serious note, an informative video that i came across around 2013 warning about impending bubble in China was by VICE. Here's a link I could find. There was a 15 minute clip that was simply mind boggling. Explained to me what caused all that commodity boom of last 10-15 years. Lots of ghost towns.

Texas City would be even more dependent on oil/gas than Houston, right?
