I just recently got hold of that book and am about to start reading it. I find study of demographics interesting. Whats your take on it, useful, worth reading? It says 2014-2019 great deflation.

BTW, what area of SD were you able to get 10% cap even in 2012? Was it a rehab and rent?

Also if anyone has links to some good posts from the last downturn, it would be an interesting read. Pls post them here. Its just part of the cycle, so there is nothing bad or negative about such posts. More to learn from flops than from hits.
