@Matt Vogt Do refinancing costs come into picture while deciding on ARM? Or is rate the only variable that matters?

@Chris Mason But they can remain low (if not go lower), right? I mean look at the bond rates in rest of the developed world. So many countries into negative yield and still going lower.

So looks like with bond yields making all time lows, mortgage rates also continue to decline to record lows or very close to those levels. Not sure if its a good sign or bad. 

But my question is what are the pros and cons of going with ARM which has even lower rates than 30 year mortgage and then continuing to refinance? In this environment of ultra low rates that continue going lower, such refinancing strategy using ARMs would help increase cash flow, right?

@William T Carey Why the big difference in current and market rents? I would look at it more closely. Also look at profiles of current tenants.

@Kevin Fox Sure Kevin. I also sometimes think of buying a house here in SD but with those huge downpayments, I feel its kind of waste of investment money. Some time I would like to talk to you about markets in general. Let me know if you go to any meetups or something like that. Do you invest for cashflow too?

US home sales growth driven mostly by Midwest

Sales of existing homes rose 1.7 percent last month.

Sales jumped 12.1 percent in the Midwest, generally the most affordable region for housing. Purchases increased slightly in the Northeast but fell in the South and West.

@Account Closed You are welcome. Lending standards are loosening. With today's payroll data, rate hike might get postponed. So seems like all good news for real estate atleast in short term.

How did cash flow investing even work with such high price to rent ratios during the previous bull cycle 2002-2006?
