Joseph Lai, Wells Fargo's San Diego home mortgage manager, said the new program allows people who don't have much in savings but with incomes to afford the monthly payment to put their name on a deed. He said it is open to all income levels.

Sweet deal? :)

What do you guys think about this article? Interesting points made wrt inflation too.

http://www.calculatedriskblog.com/2016/05/real-pri...

"In real terms, the National index is back to February 2004 levels"

"On a price-to-rent basis, the Case-Shiller National index is back to August 2003 levels"

In general, I have been thinking the current prices are very close to previous peak but this is a different way of looking at things.

Welcome your wisdom and comments.

@Nick L.@Russell Naylor Thanks guys. Do you mind answering it for your respective areas of Milwaukee and Olathe? Specifically these questions from original post:

1. What are the pros and cons of investing in your market?

2. I have also heard the home prices dont change much. So they neither go up or down in general? How has the trend been last few decades?

What are the pros and cons of investing in midwest markets? I was trying to find if there were any previous posts but couldn't find anything. This might be a good place to share your list of pros and cons.

Last few years since most of the 'appreciation markets' have had a great run up, I see lot of investors flocking to midwest places like Indy and KC for cashflow.

I have also heard the home prices dont change much there. So they neither go up or down in general? How has the trends been last few decades?

Please share your insights and experiences about investing in midwest.

@Wendell De Guzman Talking about leading indicators, 'home building permits' are also a major leading indicator, right? It has been declining since last 5 months atleast. Any idea why? I hear claims that inventory is low. Doesn't make much sense.

Is the inventory really low?

The home building permits data that came out shows that building permits have been going down since last 5 months. If inventory is really low, then builders would apply for more permits. Am I missing something here?

@Gino Barbaro I think financially successful people like Robert Kiyosaki and Harry Dent agree with you. If true, this is very positive for investors. But with central banks screwing around, you never know. They got the printing presses, unlimited money!
