@Jay Hinrichs With decades of experience like yours, how has interest rates impacted you and real estate in general? When I look at rate chart, I see 18% in 80s to below 4% now and maybe even lower ahead - https://research.stlouisfed.org/fred2/series/MORTG

I dont want to sound negative but I dont like how the Yellens and Draghis of the world are screwing up the economic cycles with all the money printing manipulation.

@Daria B.@Joshua Gordon Yeah its a low crime neighborhood. But schools are below average ratings. That zip has median price of 110k, so I was hoping people familiar with jax areas would be able to shed some light why this property is so cheap. I am not too attracted to sub-100k homes.

Can people familiar with Jacksonville market please comment on this buy and hold deal:

8805 Atter Ln,Jacksonville, FL 32216

64k rents for about 950. 

Any other thoughts/inputs? (I haven't done a detailed analysis yet)

Thanks guys for confirming. I am targeting only B areas and properties that exceed 1% rule. I know, i know, very difficult in current markets but I can wait :)

Probably meets 2% rule. This is very likely a C/D area, right? Just curious. Never seen a 2% deal before. :)
