@Raul Leyte Thanks. Here is a sample property from Clermont - short sale @ 163k (I think its below market value) and rents for around $1300. Are these the numbers you are seeing in general in Clermont or is this property an exception?  3601 Rollingbrook St Clermont

@Raul Leyte@Vinod Sirimalle Good info but can you guys throw out some cashflow numbers that show its still a good market? If you are betting on appreciation only, then i understand. Cashflow wise, I analysed a few deals in class B SFHs and didn't see much dough.

Looking at the last 20 years on the chart here - https://research.stlouisfed.org/fred2/series/ATNHP...

1. Prices had a steep rise from 1998-2001, then almost sideways from 01-04

2. Again steep rise from 04-07, then almost sideways 07-11

So it seems like a 3-4 year 'rise and rest' cycle. Prices have risen steeply from 12-15. So we might be in or near resting phase until fundamentals catch up causing reversion to mean.

Came across this article while researching. Just sharing here....

Average and median sales prices have risen dramatically in Texas since 2011 and continued to climb in January. The constrained supply in conjunction with strong demand accelerated price gains. Austin has been the house price appreciation leader through January 2016. Non-energy employment growth and a strong services sector caused Dallas-Fort Worth to also register strong price appreciation. Due to recent declines in the energy sector and the resulting economic slowdown, Houston has begun to exhibit a softening in price growth.

I saw these numbers on one of the real estate sites for SFH posted by an investor.

Can someone pls explain how such a low cash out of pocket possible? There werent any other details on this deal like the type of property, class, etc. 

If you are an experienced investor and have achieved such numbers, please share how its done :) I usually hear of max 200 bucks per door that too on a good deal.

@Mehran K.Congrats!! You achieved your goal much sooner :)

Also do you mind sharing some numbers? The main question I have is at what point financially you felt that the job is no longer needed? Did you keep revising your financial freedom numbers throughout your journey?
