Hi,

'Success stories' section has been very inspiring. Was wondering if there is a 'lessons learnt from failures' kind of section on the forums or if it makes sense to create one? 

Also how do I find popular discussions from 2006-2009 time frame lets say those that have more than 20 posts per discussion?

If you could share details on what kind of deals these are and on average what do the numbers look like, that would inspire many of us to look harder.

Hi BP,

I know this is going to be a long shot but still let me throw this question out there.

Do you know any turnkey companies that have been around from before crash days i.e. successfully survived the crash and are still in business? Its ok if they dont have any good properties to sell right now, but they need to be still around looking for the next opportunity.

Also I am not looking for the middlemen TK companies, but the seller at the source.

I am not sure why FED would start raising rates beyond 25 bps other than to try and cool down real estate markets. Europe and most of the world is reducing rates as well as deflation is looking like a looming possibility. 

Recently I was listening to Rich Dad podcast on Harry Dent who has a book out on demographics. According to them, 2015-2019 is going to be deflationary and 2 best things to hold on to will be cash and job. 

Only time can tell the true answer. But what do others think on these things?

@Lorenzo Clark Yeah, that 7.5 quake was huge. Must have been quite an experience.

And I agree its not possible to eliminate the risk, but only to understand and manage it as best as possible.

Thanks @Chad Benedict. Can you share some more details on how exactly you adjusted your numbers? Did you just account for normal flood insurance rates or was there more to it related to current floods? I am trying to understand if someone is making 100-200 bucks per door, then how will that investment be impacted. 

@Jay HinrichsThats good to know but one would think that critical systems like ATC would have already accounted for most natural disasters by having a back up. I am not sure how good VFR would work if visibility gets worse.

Floods, flash floods and tornado warnings in most parts of Texas seem to be all over the weather news currently. Looks like its all over including Dallas, Austin, Houston, San Antonio. Hopefully things get better from here. 

My question to experienced investors is do these events affect your criteria for selecting locations in any way for your future investments? Will there be revised flood maps? Any other things to look into in regards to such weather events?

Also do the insurance rates go up after this or such events are not so uncommon?

Yeah, I see quite a few fixer uppers (some in really bad shape) but am trying to stay away from those. Do see 1% deals now and then. But most of them in pending state. Kind of tells you about buyer frenzy.
