@Ehab Shoukry Congrats! Why did you choose 'class C' for all the properties? Just want to learn.

@Steve Rozenberg Congrats to you too! Do you mind sharing some of the 'lessons learnt' that you mention? Thanks.

Hi,

Just curious. Is there any connection between Texas house prices/ rents and the crude oil markets? Are they correlated?

Thanks.

@Simon Elwardany

Recently I am hearing that there is a huge influx of investors from China buying properties in major cities with all cash! Many of these homes are more than a million dollars. Has such a thing ever happened before? The crash in Chinese markets will surely impact that cash flow, though I dont know what would be the long term impact. Will they start selling their all cash homes here to repay debt back home? Will the buying slow down? Thats just 1 facet of many in our complicated economy.

Also I dont think USA has seen zero interest rate policy (The ZIRP!) after the FED was created, right? We are in exciting uncharted territory.

@Tiffany Kung

What you see is pretty much the story in most parts of the country and especially true in big cities. 1% rule seems pretty difficult, let alone the 2% rule that is recommended by experts on this site. Time is difficult for cashflow. People here say that if you look very hard in current market then you might find some deal, but that seems quite difficult to do if you are new to RE.

I remember reading somewhere (maybe one of the Rich Dad books) that RE is cyclical like farming. Maybe this is the harvest season, not the sowing season?

@Rick Fagan

Hi Rick, I went to your profile but cant find a 'message'  button. Can you share the details here or message me if you can? Do share the info on 'return on money' as well as 'return of money' :) Thanks.

What other options out there?

Considering its hard to find cashflow deals these days with the overheated market, I have started to wonder where to invest the saved cash. It might be a while before things correct and get reasonable.

Any suggestions from your experience? How do you diversify? Where do you or people you know put the extra cash? Any and all options are welcome. Crazy ones are fine too.

@Cheyenne Davis

Its a risk indicator. Since you are beating even the 2% rule, I wanted to know how much risk are you taking.
