Are you looking to do long term rental or short term (vacation rental)? That is a huge place and would be a very specialized renter you are looking for.

Is it by a college? are you in a desirable travel spot? Maybe it is better to go with short term rentals and use an agent since it is a higher mark up for short term than long term.

@Wayne Brooks I forgot you were in Florida which isn't a judicial foreclosure state. That was the mix up.

The number I heard from our project manager was 44 cats left in the property when the owners left for the midwest. They left ac on, a bunch of food out and a bunch of water out. There were at least a dozen dead cats to go along with the 44 live ones we removed. Cat feces piled up the walls. They were everywhere, not just in 1 room.

@Jerry K. I'm not sure that is true. I deal with a lot of tax liens in Maricopa County and I see a lot of different CPs on the same parcel owned by different parties. I'm sure I could dig up a bunch of them. Go http://treasurer.maricopa.gov and search parcel number 101-07-005D. There are 8 different CPs owned by 8 different bidder numbers.

@Wayne Brooks That is an unfortunate procedure as you could pay all the taxes only to have another lien holder pay your tax lien and you are out the taxes you paid. (Unless you can get a judgement for the amount you paid)

Have you had any success when the place is just destroyed with cat smell? We currently have 2 homes that are stripped completely clean (only thing left is foundation, framing, and a new roof) and the smell is just brutal.

I'm not sure exactly what was done so far but I think everything was cleaned as best as possible then there was white paint on the studs up about 5 feet from the ground to seal them.

I'm not sure about other states, but in Arizona tax liens aren't foreclosed out, they still exist as far as anyone in my office knows and they can re-foreclose on the property. Typically, the party foreclosing ends up paying the tax debt. We factor it into our initial decision of whether or not a foreclosure is the best option.

I'm with you @Ned Carey . Anything that I can buy at a discount is garbage and basically never worth even looking at. Issues vary from massive IRS liens to back taxes totaling over double/triple the value of the property to absurd encumbrances.

edit: also I have no idea what the proper syntax is to tag people in forums and for some ridiculous reason it isn't posted anywhere in the faq....and it is frustrating. I hate you all for it.

We buy tax liens on the secondary market but unfortunately never at a discount. I should mention that we don't use any program like the one you described, we contact the lien holders directly.

We do a lot of them but we always use an attorney. We do some of the initial stuff (30 day notices and some other stuff) but leave the rest for the lawyers. It is just better, even the lawyers have had issues in the past.

Though we actually purchase liens on the secondary market here in Maricopa County rather than purchasing at auction and waiting.
