My home market is great with many 50 or 60k houses. I also like Kansas City a lot, good job market and cheap housing. Dayton is good, Cleveland good, Indy I hear good things about.

No, everyone is not a guru,all due respect. Ask these 'gurus': Have you done 500 deals or more and been in business for 10 years? And have you done well in crashes in the market, such as 01 and 08? Very few will answer yes truthfully. 

You can find them at REIA meetings sometimes, the real players. I don't know anyone in Cincy at the moment. But keep asking around for a person with the kind of experience I mentioned. My mentor down here in TX routinely blows my mind with his cheap houses and how much I learn every day.

yep that makes sense karen. It all comes down to knowing who you are working with in that other market. Like I always say, want to find a real 'guru' or expert to trust? Find the guys in the given market that have done over 500 deals, 10 years in, and have thrived through crashes in the market. Those are the big boys you can trust.

If you ever consider the Alamo City to your south let me know. Most of our investors are from CA and Austin. 12%-14% cap on a buy and hold, 25% profit on a flip is typical for our cash investors.

One. I have an expert mentor investor who also is an agent. Best thing ever happened to me. Try to find one in your market, it will make you a lot of money.

Just remember there are many more considerations than the cheapest area in a city! Many rookie investors salivate at the east side of our city with the cheap prices. My partner who has done 1000 deals or so never buys over there, can't get good owner finance buyers (that's our focus, not rentals). 

We buy more expensive houses on the south and west sides at 60k currently, but our blue collar hispanic buyers are fantastic.

Good luck, I am learning a lot here. I am considering Phoenix too after reading more about it here. I am doing well here in the alamo city with our distressed house investing.

Save your money for your first deal and find an expert investor/mentor in your area who can direct you to the best deals. Impossible? It isn't. Serious players are in every major city, dudes/ladies who have 500+ deals to their name. those are the people who will make you money. And there are mentors who don't charge you, as mine does not.
