As for Cash Flow, vacant property is always better than exist tenant who usually below market rental, isn't it?

Hi All,
I start to search the available duplex/triplex on the market around Pompano Beach. Among all the choices two catch my eyes.
A: newly flipped (seller invested $100k on flip), ready to collect rent
B: tenant in, rental is 10% below market, oversized lot can add on
Which type of property is more suitable for a newbie like me? Before I only have a SFR and no experience and intention to flip. Which one do you think is easier to sell after 3-5 years?

Hi,
On all those MLS, I can easily find SFHs, but not multi-family. Is it because I don't use the site well or there is somewhere else for the listing?

Hi,
As a Newbie, I am going fast. This is my 3rd question post in four days.
My investment priority is Cash Flow. The rental in south Florida seems quite low, my 1st purchase was $240k two years ago, now worth of $300k. But the rental is just a bit over $2k. Originally, I wanted to buy another property in the same area, but it seems difficult to have CF. Financially, I feel a little bit more flexibility after talked to a couple of lenders. So I don't mind go for $350k or even multi-units.
For a positive CF, which areas in FL should I look? And what price range?
