Find a Partner. You supply the great deals and management of the property and the partner brings the downpayment or more to the table.

This property I purchased in June of 2013 with an existing tenant. I renewed their lease in Aug 2013 and in Jan they moved out. They took 2 months to get out and forgot to pay the rent as well. I decided to rehab the home and sell it. Below are some pictures of the progress that has been made to date. Pictures are not in order but I think you determine before and after

To determine ARV you will need to look at the most recent past sales of similar homes close in proximity to your property.
Some guidelines I use. Age of home, square footage, proximity, date sold, lot size, then a little guessing.

If the house is structurally sound without adding a foundation I would pass. Is the foundation necessary for a HELOC or refi?
