Let's forget that you just got called by Donald Trump and determine if you should call him back.

You know the house was on the market and for how much. You also know the address. Comp the property to determine the ARV. You are going to need an ARV of 150k or more to consider this a deal or to determine the sellers motivation. If the ARV is closer to the 99k you have no deal or motivation and you can comfortably walk away. There is no law saying you have to call him back.

You might want to call Donald and hear him out because there could be underlying circumstances that may change his motivation in the future.

But don't beat yourself up over it.

I have sending letters for a couple weeks now and they do work. Now the Fun begins.

My side note: the world is made up of all kinds of people and the will be calling you. Don't let it bother you just be polite and move on to the next.

Example: yesterday a woman called me 3 times 2x leaving scrambled messages and the third time I answered. She was so upset that I targeted her with a personally written letter. She said I embarrassed her at work because she does not open her mail someone does it for her. I kindly told her that if she does not want to sell I can take her off the list.
