You may want to secure a new job with a little more stability before preceding with your investment goals. I strongly agree with @Adam Johnson that many things can happen and you need to be able to manage the ups and downs of real estate investing.

Stay in the Game. How many of the your competition are still in the game? Most quit after 1 mailing. You need to consistently hit your list anywhere from 3-7 times or more. They will call when they are ready.

Keep your message simple.

Mailing 1

"I am interested in buying your house"

Mailing 2

Did you get my letter last month?

Mailing 3

My name is and I help people with get out of debt, payoff liens,....

call or visit my website

Mailing 4

Testimonial of someone you have helped out

The above are ideas to get your juices going but you need to create a campaign and stick to it. Your response rate will increase with each mailing.

Remember 95% of your competition will quit.

Banks don't operate logically. All you can do is make your offer and counter. If they don't take it then move on to the next property. Stick to your numbers.

If you can get peoples eyes on your ad you may get some prospects for both buy and sell/rent. I know the strategy you are using and it can be effective if done correctly. You sound like you have it under control. Wish you the best and keep us posted on your progress.

1. No you do not need a business you can operate as yourself to get started.

2. Very long answer but I know you can find it here on BP using the search box

Short answer find a home get it under contract (good to have a lawyer review) find a cash buyer (try looking for them at the local REIA or here on BP) Assign the contract, collect your money. Do it Again!

3. You do Not need a license to buy and sell real estate or contracts.

4. Get a good deal under contract and you wil have no problem finding a buyer (Network Now)

5. Marketing there are many different ways. You can even go knock on doors and ask people if they know anyone who would like to sell their house.

6. take each step and search here on BP and ou will be overwhelmed with answers.

7. Take ACTION.
