You don't need a website for a direct mail campaign but it could help. Think about every direct mail campaign you've ever recieved? Did they have websites on them? As long as you got a viable phone number and e-mail I think that's more important than having a website. You can always get a website later. If you do however get a website you do want to tailor it to you I think because you don't want to appear like a spam site or one of those cheesy sites you see on Craiglist.

I mean I don't see why it would be a problem? You're getting what you want as a property manager and they're even allowing you to just the terms of the lease as you go. It's one of those situations I think where you need to go with your gut. Does the situation feel right? Are these tennants you feel like you can trust?

Well of like @Dennis Bowman said you could try the direct mail approach but it's always better to feel a person out especially if you know the property is dilapidated then for someone to see a letter but that's just me.

I mean you can always start with coffee... The more you learn the more you can offer him as well. I agree with most everyone above but there might be other things that you're not thinking of that you can offer him. Are you handy? Good with numbers? You can also bring up your enthusiasm for investing. Also continue adding value to yourself by networking and learning.
