So far, so good. No issues with the deck at all. Still solid, no chipping, no splintering, etc. The surface has lost a bit of its luster, but I'm expecting that to come back once we give it a good cleaning. Other than sweeping, we haven't really done anything to it since we installed it.

We purchased a house that wasn't eligible for FHA because the garbage disposal was missing! Fortunately, that kept a lot of competition away and we closed on it.
It was a VA Vendee Financed home, so the missing $60 piece of equipment wasn't an issue.

The one-piece fiberglass tub and surround in one of our rentals need to be replaced. The bottom of the tub is cracked and several repairs have failed to maintain it. I understand these one-piece units were installed before the walls of the house were even up and they sell multi-piece units for after-market replacement, but our contractor is telling us it still will not fit inside the bathroom without removing part of the wall.
Has anybody come across this before? I thought the whole idea behind the multi-piece replacements was to fit them inside the doorway after the house was built, but the tub section must still be fairly large and I can see how it would be hard to maneuver and place inside the closet-sized bathroom they love building out here in California.

Yes. My insurance carrier calls it a "Fire" policy, but the idea is the same. You need liability insurance to protect yourself from damages that may arise at your rental property (trip and falls) and you need to cover the structure itself (rebuild costs).
You should also make it clear to your tenants that your insurance policy does NOT cover their personal possessions. For that, THEY need to purchase a "Renters" policy.

Tony Alvarez has made quite a fortune investing out in that area. Perhaps you can gleam some useful info off his web sites (I believe he has several).
As far as the high-speed rail, I wouldn't invest based on that. That project has about as good a chance of seeing the light of day as the elevator to the moon.
