Yes, it is your local real estate investors association.  I don't know what city you are in.  However, most major cities will have one.  Some the larger cities will have  more than one.  If you live in a city that doesn't have any.  Then look to a large city nearby.

There's a lot of information here on BP. Read and watch the videos. Go to you local REIA and network with the wholesalers and other investors.

While the situation isn’t perfectly clear. It is possible to have an agreement that will allow the firm to list it. While still allowing the owner to sell it herself without being obligated to pay a commission.

A purchase agreement with the seller and an assignment with the investor/buyer should be all that you need generally speaking.  

Regarding telling the seller that you're making money.  I'd say don't make an issue of it.  Most sellers primary concern is selling their property.  They don't expect you to work for free.  Simply tell them nonchalantly.  But make it clear to them that it doesn't affect what they will get.

I'd guess that when they say it takes a ton of money to do it right.  They possibly mean to reach higher levels.  Sometimes it is easier to have more money to spend on marketing.  Although, that doesn't guarantee you're doing it right.

If you are just starting out.  You probably shouldn't focus on CRM.  In the beginning almost any system will work.  However, if you prefer something.  Try Podio.

You can ask a real estate attorney to review them. You may also check with the investors at your local REIA. They may already have approved contracts. I doubt that you'd need an LLC.

Evaluate if the numbers work.  Put the deal under contract with the seller.  Market to find a buyer.  If it gets too complicated perhaps you may want to partner with an experienced wholesaler in the area and split the profits.  Doesn't have to be 50/50.  Do whatever works.  The knowledge that you get from working with someone experienced is valuable and can take years off of the learning curve.
