I'd guess that there are firms that allow part time agents.  You can still work your own hours.

I have found plenty of buyers using Craigslist. Also, contact local investor/buyers at your local REIA.

It might make sense to partner with an experienced investor in this instance.  It's better to walk away with $5,000 and tons of knowledge than nothing.

Read the Educational portion in BP and watch the videos.  It will get you off to a good start.  Although, the bottom line is either to start finding sellers or buyers.  Pick one and go for it.

It's difficult for me to tell you what to do regarding marketing.  There are many variables such as how much time do you have, how much money can you commit to marketing etc.  You may simply start with one strategy such as direct mail to absentee owners.  Track your results.  Do it consistently.  If it's getting results stay with it.  If not, change direction.

Regarding the repair estimate.  You can probably get a contractor or someone to look at the property when you go to see it for less than $300.   Also, you may have hit the nail on the head.  Partner with an experienced wholesaler.  They can walk you through this deal and you'll split the profits.  Good luck!

Some say that getting your buyers list is first.  Others say to focus on sellers.  Whichever you feel is best, go for it.  In this market I'd go for the sellers first.

If the city that you live in is too small for wholesaling.  I'd suggest targeting the closets major city.  Hopefully, it isn't more than a couple of hours away.  I think that's better than targeting an entirely different state if you are new to the business.
