An idea is to not estimate the costs.  Let the end buyer do that.  Usually, they won't take your word for it anyway.  Tell them what you think is needed in terms of repairs and updates.  That should give them an idea.  They can make the final determination upon their inspection.

Are you a member of the local REIA? Run it by the investors there. Also, post it on the website. If they have one. I've sold many properties that way.

Usually, they will have friends or relatives that still live in the area that will show the property.

It might be tough to say which one is best.  You have to consider cost, time, how easy to implement, return expected etc.  Have you tried pay per click, cold calling or direct mail?  

The list goes on and on.
