I've done numerous wholesale deals in North Carolina.  Guess what, they were all closed by an attorney.

I hadn't heard of them.  So I went to the website.  It seems interesting enough.  However, it's tough to figure out the cost of membership.

Congrats on getting started and taking action and seeing results. 

Keep in mind:  true or not, often times the seller will have an idea of what the property is worth even when they say they don't.  Maybe not in your case.  However, just something to keep in mind!

I like all of the suggestions mentioned.  Also, maybe get a contract from an investor in that area.

Most of my wholesale deals did not require for anyone to get an inspection.  Usually, the buyer has enough knowledge to estimate repairs.  Or the buyer will have his contractor take a look at the house.

Regarding the ARV, I'd recommend using a realtor. Do you belong to your local REIA? There will almost certainly be an investor friendly agent there.

I'm surprised.  I've used Click2Mail a number of times and I've been satisfied.  As a matter of fact I'm going to do a mailing through them today.

Make sure that they give you or your closing agent a deposit.  Usually $1,000-$2,000 refundable only if the seller cannot provide clean title.

I'm not from New York. However, I'm sure that you can get a number of suggestions from your local REIA.

I usually go for about 30-45 days depending on what I can get from the seller.

You stated that the house is on the market.  I'm assuming that you mean that it is not listed with an agent.  That's a different ball game.  I only bring this up because  you mentioned that this will be your first offer!
