Benjamin, I'd say that you'll get two contrary opinions on this one.  Do the owners of the house want/need to sell during the holidays?  May be some want to get rid of it quickly so they can start the new year on a different note.  Or maybe they want to wait until the holidays are over.  Can they afford to wait until the holidays are over?  Perhaps the competition is taking the holidays off!  My thoughts are I would move forward and do the mailing.  This isn't an exact science.  Good luck!

For the cost of a stamp what could it hurt.  Although, I've never done that.  It can be interesting to find out their situation.  You never know, you could be the only guy doing this and it just may turn into a deal, or not!  Either way, good luck.

I say stick to the basics; under promise and over deliver.  If you are focusing on building relationships with cash buyers first.  As you mentioned, find out what is their criteria and get it for them.  If they like the numbers and you deliver the deal everything else will fall into place.

Try to determine what the price ranges for houses are in that area and dress the part.  I don't think I'd go to either extreme:  suit & tie or in shorts.  I prefer the casual dress look.

I agree, different states, different closing agents etc.  Try to have your seller simply focus on the proceeds that they are getting.  Even though this is your first deal.  Have the attitude that this is business as usual..........good luck!

If the house is only worth the land value I'd probably pass on the deal.  I don't care if the house is in rough shape.  As a matter of fact, I hope it's in rough shape.  But if the numbers don't make sense then don't spend your valuable time on it.

Interesting, I haven't run across that.  But the first thing I'd do is talk to the health department.  If not that then let your end buyer know about it and then it's on them.
