Not necessary to have them notarized.  At least I never have.  Nor have I heard of any wholesalers that I deal with.

Try and schedule the showing a the same time.  That way it is more convenient for everyone.

Hey Peter,

You can negotiate the price.  However, don't expect too much.  The wholesaler could only be making $2,000.  Although, he could also be making $20,000.  I'd say don't focus so much on what the wholesaler is making.  Just run your numbers and if it works for you go for it..........good luck!

First of all congrats on taking action. That's a great first step. Next I'd say the best thing to do is to deal directly with the sellers. Wholesaling from the MLS is an entirely different ballgame. Not something that you should start with. Maybe do some direct mail. Or attend your local REIA and connect with the investors there to determine what's working......Good luck, Roland

Be upfront with the seller.  That's always the best practice.  Normally, they don't really care who buys it.  You might also say to the seller that you aren't sure if this house is one that you will keep or you might have a colleague purchase it under the same terms.

Hey Mark,

Wholesaling is very simple. However, with every answer comes another question. Sometimes that's good and other times not so much. Keep in mind that you will never have all of the answers and there will never be a time when it is perfect to start. Except right now! Go to your local REIA and almost all of your questions will be answered. Talk to some of the experienced people. Don't overthink it. Just do it.

Barry, you are correct that you don't need a license to invest.  Although, there are pros and cons to having a license.

At any rate, I'd suggest joining your local REIA. There is a ton of information to learn there in addition to valuable contacts.
