If you have a buyer lined up or a strong buyers list why not have them put up the EMD.

Legal or not there isn't much of a deal there.  Why would an investor pay market price for a property when she can get those all day long!

Daniel,

There isn't a hard and fast rule regarding the amount you get paid.  Your local market will offer you the best feedback on a deal.  But I think you hit the nail right on the head, "maximize it without being excessive".   Also, touch base with other wholesalers in your area.  They can give you great feedback.  Oh, by the way I do wholesale in Raleigh.

I usually shoot for $5,000.  I've done deals with a lot more and a lot less.

Hey Daniel,

I would definitely use different wording than I have used with a yellow letter.  Since death is involved probates can be very personal.  Always consider the seller.  You don't want to come across as someone only wanting to buy their house without being concerned about their feelings or situation.  I've mailed plenty of probate letters.  The key is to come across as caring, personal but still willing to help them sell their house should they so desire.

Good luck with it.  I wish that I could have gotten my leads from a website.  I had to do it the hard way by going to the courthouse.

I'm very surprised by the response that you received at the courthouse.  I've been to the courthouse in Raleigh a number of times.  They pretty much give me whatever I want and has never asked me why.  They are public records I would guess that you shouldn't need to give then a reason.  However, since they hold the keys they can make your life miserable.  So I'd say play the game with them as best as you can and cross your fingers.  Other than that look for a list service for probates...........Good luck

Hey Michael,

I don't know if there is an exact answer for that. My advice would be to focus on getting some deals. Then when it's in the budget go for the website, LLC etc. If it's in the budget now then go for it. However, don't let a website or an LLC slow you down. The focus should always be on making deals.

Hi Nicole,

I understand that the desire is always there, welcome back!  I also believe that if you have a good deal.  It will be easy to find a buyer.  Having said that it is important to be very open and clear with the seller.  You should look out for their interest as well as your own.  If you find a deal let the seller know that you will submit to your colleagues.  In addition, it should not take months to find out if the deal will sell.  I believe that you should have an answer with a couple of days based on the investor/buyers reaction.  If no one is interested then tell the seller as soon as possible that she needs to lower the price.  Or simply let them know that there isn't enough interest in the house and then move on.  If you keep the sellers up to date with the good news or bad.  They will appreciate and respect you for it..........Roland

I like the idea of using a street address instead of a P.O. box.  Also, I don't like the idea of using my personal address.  Having said that, I've done wholesaling for years and I've always used my personal address.  I've never had any issues or weirdos coming to my house.  I guess I was maybe lucky with that.  But I do think that I'd prefer not to use my personal address.

I don't know what an Uber driver is.  But when you mentioned 'driver'.  I mmediately thought that while you are driving you can also be driving for dollars.  I realize that it's at night.  But sometimes you may still be able to see something.
