Topic: Lease Enforcement and Special Clauses

We normally run on the 3rd Wednesday of the month but due to venue availability, we are moving to a Monday this time. Let's discuss special clauses we add to our leases to help CYA and keep our properties running and looking their best. We will also discuss strategies we implement to enforce the lease.

As always, I will add all new attendees to our collaborative google drive where you can get contact info and other bonus docs like a sample lease, my personal Joliet Analysis Map, and many more, uploaded by local investors like you!

There will be no sales pitches at the event, this is purely for local investors to meet up, network, and swap information. Both newbies and seasoned investors are welcome to attend.

Post: Wholesalers! If you were starting again. How would you?

Hi from Joliet!

If I were you in this moment I'd forget about wholesaling. (Sorry) Why is that?

To be a good wholesaler, you need to be an expert on:

- Finding Deals

- Negotiating with sellers

- Estimating ARV

- Estimating Repair Cost

- The specific market you are farming

- Finding end buyers

- The legal ins and outs of wholesaling in Illinois

In other words, you really need to have your act together as an investor before you will be very successful in this industry. Why would you start there? The market is already saturated with "wholesalers" who know nothing about repair costs, local markets, and inflate the ARV beyond reason while pitching "deals" that they have no legal right to. I assume that your heart is in the right place, so I ask...

Why not just become an expert on finding genuine deals in one market? Stick with me for one second... 

I can hear you right now - the reason is MONEY. You can't afford to buy all the great properties that you are about the come across. But please take me seriously when I say that IT DOESN'T MATTER. If you can bring a real, good deal to an established investor and say, "Would you be interested in partnering with me on this property?" chances are extremely good that the answer will be a resounding YES. 

All of a sudden, your financing problems are gone, you have an expert willing to show you the ropes and teach you the entire process from close to rehab to leasing up a tenant, and your risk is cut in half because you are sharing it with another party. Actually, your risk is cut by more than half because your partner knows what they are doing and will help you avoid red flags and bad deals. You are required to be an expert in only three areas instead of 7 (Knowing the market, finding deals, and negotiating with sellers) and you have already hit your end goal of owning an asset and making monthly passive income.

Why not start at the top of the food chain instead of the bottom? Access is easy if you can just provide value via a deal. As a side note, networking is extremely important regardless of what path you choose to take. UPDATE!! PLEASE READ! 

The date for the meetup has unfortunately been changed last minute due to an unforeseen scheduling conflict with our venue. Since changing locations would be just as confusing as moving the date, I have decided to keep the venue but change the day of the meetup. It has been rescheduled for Tuesday, March 5th from 7-9PM.

So sorry for any confusion this may cause. Shoot me a PM or text if you have any questions.

Post: Tenant Smoking Marijuana

I'm with everyone else in the thread - unlike cigarettes, which leave a lingering odor, or hookah, which likely lead to nasty burn marks, pot smell leaves with the pot and it is usually consumed in a way that could only burn furniture. 

So long as rent is paid and drugs aren't distributed, there's nothing to worry about, including the crime free addendum. It's very unlikely that police would be interested in pursuing a case of "alleged personal use of marijuana in the home" and neither would a judge.
