Peter Grote My advice would be to go to the local meetups and get on a wholesalers list. There's one in Lakewood that meets monthly I believe. If MLS isn't working you'll need an off market deal. But from a wholesaler, fix it up, rent it out, and the rest of the r's in BRRRR.

Hey BPers,

Starting a direct mail campaign to some areas I found in: Kent, Auburn, Parkland, and Tacoma. Before I put the marketing dollars out I wanted to have a few cash buyers in those areas that would be interested. Whether you flip or hold on to them as rentals.

Cailyn Aune thanks for your input! I'm welcoming all input especially of people who know that area. You mentioned you were surprised that the hilltop area homes have sold for what they have recently. Is there any development or recent changes in the area? Or are we just riding the appreciation wave? Thanks again

I was looking at that last night. I mean good for that person. I think they were sold to retail buyers not someone to rent.

Thanks for the comments everyone. I honestly hadn't realized 1.4 miles made such a big difference. I will have to get down there and drive it carefully.

Wow I wouldn't have known that. Glad I asked on BP. Just moved to this state and looking at trends in that market. The two homes are only 1.4 miles from each other, but such a difference in price. 

I am going to have to drive down there and check it out for sure. Thanks for the post!

I have a question about two recent flips that sold in Tacoma WA (about 30 miles from Seattle). I was looking at recent homes that sold and identifying which ones were flips to figure out what investors are paying for flips and what they're selling them for. I had a question on these two properties

To anyone local to the area, is it a matter of neighborhoods being more desirable? Or even to anyone outside of the area with an objective observation?I am trying to figure out what the sales price on these two homes were so drastically different? I provided links to look at the retail photos.
