From what the guys on the pocast say it can take up to 7 touches every 4 to 6 weeks before it converts to a sale. But its worth it to keep trying and gain traction.

To answer your original question about convincing a spouse to do this. I did a similar presentation to my Fiance on projected costs.
We know renting sucks and we don't want to do it, but we also don't want to buy an inflated home and get stuck if an eventual correction comes.
So I just painted the possible doom and gloom scenario. What if we purchase a SFR and there is a market correction? Now what if one of us loses our job? Would we be able to afford that SFR if one of us loses our income?
My intention wasn't to go all scare tactic on her, but these are serious questions that I think about. It is my motivation for wanting to house hack, and working towards financial freedom. I don't want a W-2 employer to dictate how I live my life, or where I choose to live it. For now, we are both at the mercy of our employers, but we are now firmly fixed on finding our way to financial freedom.

Good to hear from you. I hope everything is going well. My Fiance and I were just up in Washington this past weekend looking for apartments (short term arrangement as we don't have the down payment just yet for a house).
My first goal is to purchase a home to house hack. I am happy to pay a few hundred dollars per month on the mortgage after the other side pays for most. I am looking to get as close to neutral cash flow as possible.
Location is kind of important. I am trying to find a safe place because I travel a lot for work and I'd like my Fiance to feel safe in our home. We drove through Tacoma to view homes I'd saved on Redfin at a distance and found that some neighborhoods at a cursory glance seemed worrisome and others seemed fine. Obviously one pass through doesn't rule out an area, we'd like to spend more time when we move to Washington to really map out Tacoma and try to understand the area more intimately.

I'd echo @Ryan Cox 's comment. I think its valuable to understand at a high level the different types of investing strategies, but ultimately start with one focus and master it. That is what @Brandon Turner and @Joshua Dorkin have said many times on the podcast and what I am trying to do now.

I've been reading and demoing different CRMs. So based on the type of mailings you do you can setup tracking based on the number your customers dial. If they call in from your absentee mailings your CRM tells you, or if they call from your probate list, and so on. The great wholesale investors that they've had on the podcast talk about tracking their results and making changes and constantly measuring response rate, and ultimately conversion rate.

I think this is kind of a loaded question. It depends how you intend to buy. You can buy turnkey properties in the midwest, and some of the north east states have a turnkey presence now.
If you are mailing directly to sellers you can probably find good deals in your own back yard.
Regarding Detroit it sounds like unless your equipped to handle the tenants and know the area intimately you're better served turning 360 degrees and walking way (that is an old joke that I still think is funny).
