I live in California (non rent control area) I'm currently a landlord and now I have a month to month with my tenant . Do I need to serve the papers? or Mailing the notice with tracking is fine?  It's for an increase in rent 10% only and changing the method of payment from electronic to money order

The problem with them Matt they're ultra unresponsive I send them text and everything just really wanting to discuss some of the issues .  I think letters,memo  with a tracking number maybe my best option for now. I'm doing my 3 days notice on Monday and maybe I get their attention.  I said it many times about terminating the tenancy and they still unresponsive. I'm a newbie  i think mistakes are bound to happen, moving forward lesson learn I just need to be more professional rather than personal couldn't take compassion out of my system  and paid dearly for it.

@Matt due to their hardship and compassion on my side they have legitimate reason when they paid me installment last 2 months but they do eventually pay the whole thing . One of them is out job and their child (with pics) had a medical issue and undergone surgery so I was bound to be more understanding .  They can be inconsistent certain months they're good and then few months they can be bad.    My plan in the next coming months is to be firm rent is due on the first but with a grace period until the 5th (contract) .  Maybe train them and get habit of doing that regardless of their reason and if they continue paying late I probably do the 60 day to retake possession ending the lease( month to month)? You think it's a good idea? or   hypothetically lets say 3 months in a row I send a 3 day notice then they eventually pay on the deadline . I can evict for repeated late pay violation on that?   I would appreciate your input  and the best possible way to deal with this.   Many thanks! This mean so much to me and actually gives me confidence.   

One more question Matt .This month my renter paid partial of the rent . I didn't approve that but since they can do it electronically (my mistake giving that ) I'm screwed ,I don't think I can send them 3 day notice if rent is partially paid?

Hey Matt thanks! I felt like I can't do that since i'm giving them 2 legal notices even on separate occasions, thought couldn't do that .  It's a no rent control area btw . 

I'm thinking of ending the lease with my tenant they're uncooperative on some of the issues ,Late rent, Utilities garbage didn't pay for a year even though contract states that they have to pay that .  If I do issue a 60 day notice and they decided to not pay the rent .Can I still do a 3 day notice pay or quit? on top of that?

I do issue 3 days notice every single month which they would eventually comply but they take that opportunity to delay things , they rarely communicate with us if there is a delay on the payment.  Do I have a case for eviction here ? I have a 1 year lease with them after that it's month to month. Should I ride it out until I have more power once the lease is up?
