What are the points of entry? I would board up all the windows/doors except the front door.

I actually just won a small claims case recently and learned a lot about collecting than I wanted to lol. Do you have their bank account number by any chance? You could try to do a bank levy if you have the bank name and account number. There's a process to do this through the sheriff after you get a writ of execution. Sorry you have to deal with this. How much was the judgment for?

I've been having an extremely tough time finding a title company that will actually communicate and close on time.

Self defense training, situational awareness, pepper spray and de-escalation are all good. But when someone is trying to fillet you like a fish with a knife, all those things don't matter any more. That's when your firearm is your last resort. 

To answer the question....Concealed all the way. People don't need to know you're armed, but it's there if you need it. And I hope I NEVER need it.

@Derek DeVerna We've dealt with very similar situations before. Best bet is to prepare to close it yourself and take title. The day you record, knock on the door and see if you can work out a cash for keys deal. If they are unresponsive, give them their 30day notice right then and there and prepare to evict. I hope your purchase price is low enough to cover any unexpected damage they cause on the way out.

I think you've gotten your answer but I ALWAYS get insurance on all of our flips, even if I intend on buying and immediately re-selling it within a month. Also make sure it has the right coverage.

This is definitely an issue I've been dealing with for some time now. The more lists/leads we market to, the more problematic it becomes. What seems to work the best is to use google spreadsheets with a bunch of paid extensions that can find duplicates, cross search between sheets, mail merge, etc. The monthly cost is kept low and is a workable system.

@Leo Kotschenreuther That may be true, but I really don't see future appreciation to continue like the last few years. This just doesn't make good financial sense an investment....Think about it, even if the appreciation negated her 24k annual loss, she's still not making a return on her money. She'd make a better return by selling and putting it all into an index fund..

I would definitely sell asap. Even if it did appreciate over the next few years, I highly doubt the gain would make up for the 24k annual loss.
