Hi,

As my tenant vacated a couple of days ago in 1983 property. I noticed some water damage under both upstairs bathrooms in the downstairs rooms like washer and dryer room and other half bathroom. As attached both bathroom tubs are old single piece with missing hand handles on them where some cocking was done by one handyman/plumber with circular metal plates where the hand handle used to be there. I thought all is okay so far for the last 4 years. I heard a few tickets opened by tenants where the old property manager addressed some water leak issues and fixed them, apparently PM technician did not do a good job. Is it a good idea to replace these both old bath tubs (single piece one which i think are bad design) with new latest bathtubs (multi piece ones). How much is a reasonable amount to pay to paint 2000 square feet home to just paint walls and trims (is it a good idea to provide material myself from home depot and pay contactor by hour if that kind of option is available which might come cheaper). I got multiple quotes from 2000-12000$ just for a paint job which I am confused about as I only get rent around 1600$. Please advise

Hi,

I looking to put my rental properties on LLCs in Trust with my family members there. Can I do this myself. Whom I can reach can do at reasonable price. Any pros or cons of doing trust approach. Any other better approach? Please advise

Hi,

I gave 2 weeks' resignation to my current employer. I am starting a new job on 07-21-2025. I have about 185k in my W-2 related employer vanguard 401k account. I am considering moving that money out. Some people said IRA is good, some people said SDIRA is good. What are the pros and cons of each? Which companies are good for these IRA and SDIRA options. I like to have less fees and more control, access to money early. I still have around 10 years to reach 59.5 years to claim W-2 related employer 401k money without penalties. What best passive investments options are there. Please advise

What other free sites provide this option. Just looking for simple sfh, duplex, triplex, quad or small multi family properties. Looking for 3 bed and 2 + bath after 1980 built without septic tank or crawlspace near major interstate

Thank you for great advise.I have loopnet free account not sure if I can find good small multi family deals there or not. Any good brokers or agents I can connect to find good deal as with my limited experience I may end up bad deal in bad area with bad tenants which would be challenge to handle later in future
