Hi,
I changed my PM from XYZ company to ABC company as XYZ Company. I have one tenant lease renewal comign 3rd week of this month which this tenant refused to sign as XYZ company did not do good job. I reached XYZ company if they can list and schedule showings while current tenant is there till 3rd week of this month. But XYZ company refused that proposal. They think after rent ready repairs it is good idea to list it. How you all handling it. I do not want to spend thousands of dollars in rent ready repairs and later spend thousands of dollars on vacancy and holding costs etc. What is the best way around this. Please advise

Hi All.
I am thinking of removing my w-2 related 401k amount of about 183k by paying a penalty, taxes and investing in a multi family deal.I may get around 140k after penalties, taxes to invest in a multi family deal. What is the best area and unit mix I can invest in? I prefer my local Atlanta area to avoid a lot of travel and manage property manager, maintenance expenses better. Also I like to buy a deal myself to avoid any challenges and complications in future with a group which I never did in the past. Any pros and cons of this approach. Any better approaches? Any good connections I can connect in this regard like CPAs, realtors, property managers etc. Is a self directed IRA better approach as I am planning to switch my job in next month or so. Who can help me set up a self directed IRA with a reasonable amount of fee? Please advise.

Hi,
I am thinking to quit my current company XYZ to join new company ABCD. How to handle 401k myself so that I have more control on 401k money so that I can invest in real estate without loosing money in penalties as I have not reached that age limit yet. Please advise

Hi,
I switched my property manager from ABC company to XYZ company couple of weeks ago. This property has a good tenant for multiple years whose lease coming to renew on July month 3rd week which she declined to renew due to job issues as per old ABC company. When new XYZ company manager called same tenant to convince tenant to stay by renewing lease then tenant told him ABC company is not doing good job and very disappointed that is reason they just signed lease some other place few days back. Current tenant paying 200 less than rentometer estimate of rent and about 250$ less rent compared to zillow estimate.
Is there is any way, incentives etc I can provide and convince existing tenant to stay at my property to avoid rent ready, vacancy and possibility of getting bad tenant etc. issues.
Please advise
