@Jeremy Willis, yes my W2 job was key to helping me do this. I sell industrial equipment and cover 8 states. I drive everywhere so I have plenty of time to listen and learn. That being said I constantly have to refine how I do this because I can’t fix a house when I’m in lower Mississippi. The key is the team!

@Mark Fletcher, Sounds like you got a good thing going! Why don’t you try to perfect that skill? All the private money I’ve used has been from past relationships. What’s the saying again? There is a million dollars of unrealized investment potential within your immediate sphere of influence? Something like that!

@Alan Dunlap, that is after Vacancy, capital expenditures, maintenance, Property Management, and debt service. Grant total cashflow after all the expenses is about $150 a month. My rents are between $900-$1100.

@Jen Narciso, Fayetteville was honestly a mistake. Through networking I found an off market apartment complex and went to go look at it. It was an absolute piece of crap. I did not realize it was a piece of crap and so I started reaching out to people who were investing in that area. As @Alexander Felice would say it “Joe I made you”. He got me connected With a few people, I ran the numbers, And jumped headfirst in! My home market is very difficult as well. I live in Wilmington North Carolina and the real estate market is very expensive. It forced me to spend more time learning Which ultimately let me spot a good deal. Once I Did the first deal it was addicting and I couldn’t stop.

The only thing I did was listen to the Bigger Pockets podcast and did what they told me to do. If you do the same you can be in a similar position as I am now.
