Bob, you are doing a smart thing by strictly screening the PM's. We all know that this is the #1 problem with owning properties from a distance.

You might want to see if you can contact the local REIA's and get any recommendations from them. Go to the local resources section and click on Real Estate Investment Clubs

When I wholesale property I always get a $2,000 deposit and then give the buyer a deposit receipt.

And as Will said, if they are using a traditional lender they will have to pay your entire fee in cash, the bank won't allow it on the HUD-1

Why are you looking at a 2/1?

If I were you, I would only invest in 3 bedroom properties with 2 baths. They will be much easier to fill and of course the rent is higher.

When doing short sales you don't want to have to convince any RE agents or work with them at all. You want to deal directly with mom and pop homeowner.

Make sure you really want to do short sales....they are a pain in the butt and a tough way to make a living. Wholesaling, lease options and sub-2 are more reliable because you don't have to wait for any 3rd party approval to close a deal.

Happens all the time for many strange reasons. I would just delete this name from your list....always make sure you are cleaning your lists after each mailing.

Wholesaling is a good way to start out. However, it's tough in many markets right now.

I would study the wholesaling section...do a lot of direct mail and remember you can't be cheap on your marketing.
