I am a new investor located in Houston, Texas at the center of 3 outskirts, cypress, jersey village, Tomball area. If you lean in either direction you could be in one of the 3 areas. I would like to find a Real Estate agent to work with who is Investor Friendly. If you are the aforementioned and would be interested in working together, please respond as I would love to invite you to lunch and discuss how we could be of assistance to each other.

@Wayne Brooks  my cash buyer specializes in holding these properties. He does wraps.  He has a good track record.  If I were going to do it, I personally would flip it.  I can qualify for a private money loan or hard money loan but because it's the holidays and crunch time, I didn't want to work under that much pressure so I assigned it to a trusted and experienced investor.

I just completed my first subject to deal. Closing on Friday :0)

@Wayne Brooks you don't have to worry about that. We are closing on Friday. The last thing I look to do is harm people.

Auction date is January 2, 2019.  I have a contract signed by sellers as of last night.  I need guidance on my NEXT STEP if I were to Keep this deal versus assigning it.

Arv 150,000

reinstatement 13,300

payoff 83,600

monthly payment $971

10K or less in repair.  He took great care

Hi everyone, I am new, fired up and eager.  I am attempting to search records to locate real property liens in harris county, Houston, Texas.  I am not interested in paying a title search company to do a preliminary scrub on properties I may be interested in, So please do not suggest for me to locate a title company to do title search.  I would only like to know exactly what website to go to find judgement liens in harris county.  I have gone to hcdistrictcourt.com but i do not know exactly where to go in the site or what to type in to find it.   I do appreciate the participation in the forum.  I truly appreciate the help.

@Jay Helms  Yes, I own two copies of the book and read it twice.  I have begun assembling a team.  I have a couple of RE agents, partners to pool resources, title companies, a lawyer...etc. I guess I'm just missing a guide whom i can ask questions to.  I really hate to do things without an expert to bounce off of

@Jay Helms fix and flips and preforeclosures. When you say mastermind group are you speaking of REIAs or an assembled crew that I make from scratch?
