If you can get a credit card that offers no interest for 12 months then that would be a good route to take. The items you mentioned will generally be payable via credit card (maybe at a small premium).

Take a deep breath. You're not on the hook for anything so there's nothing to be afraid of yet. Just use your brains and your eyes like you would as a normal person taking a look at a house. You don't have to be an expert yet. In your position you should absolutely have an inspection so you'll be able to dig deeper at that point in time. I really think that it's unusual for the first deal to be the winner so chances are you are just at the start of your search. Don't put too much pressure on this one. If it does work out great, but take a breath and do your diligence.

I assume you have some sort of short term housing arrangement for each contract? If I were in your position, I would spend the first few months in a new area learning about the market and networking with other investors, agents, PMs, lenders, etc. Then, I would buy owner occupied in an area that will cash flow. If the market has no areas like that then don't buy. When you move start renting it out. It actually could be quite an advantageous way to get into REI if you do your due diligence and research.

@Abby Li Well I feel like if your primary and rental properties in LA weren't purchased for investment purposes then it could be a different story were you to strategically seek out good value-add opportunities. That said, you should be comfortable with whatever strategy you're using and as I stated earlier, I do think OOS investing can be successful. 

Sure I'd be happy to meet up with you if you make it up to Jacksonville. We're about 2.5 hours northeast of Orlando, and we're considered "North Florida" or "Northeast Florida."

@Abby Li I could help you with your research/investing in Jacksonville, but honestly considering your position I would definitely look at value-add opportunities in CA. IMO it is certainly feasible to invest successfully long distance, but it carries a lot of inherent risks. There are plenty of sad stories you can read here on BP. Since you have the resources to make a play in Cali I would absolutely recommend that first and foremost. For the same amount of legwork and due diligence you would do for half a dozen different providers and markets all across the country, you can find some deals in Cali that will grow your net worth much more quickly. 

Anyway, good luck and continue to be diligent in your research please! You are in a great position but have much to lose and when you post on this public forum you will likely be welcoming lots of offers from folks ready to sell you something. Just take your time! Good luck again!

Congrats! That's exciting! Remote work is awesome and being able to invest locally is awesome so good things are in store for you. 

Are you considering any other markets? As a major advocate for my city I would be remiss if I didnt plug Jax as a great REI market and place to live, but I won't go any farther so as to not derail your thread.

From what I have seen so far, Indy also offers tons of REI potential and is a nice place to be. :)
