 Sure it's probably not a bad place to invest and generally speaking has good schools. I'm not a big fan of suburbs in the sunbelt though. Very cyclical with the sprawl and cheap land.

KC, Indy, Cleveland, Jacksonville, Memphis, Birmingham, Atlanta for sure. There are many others but these are the ones I have analyzed in the last few months. Obviously worse neighborhoods will yield more, but in those cities I'd say you can get a decent property in a decent neighborhood at 1% minimum.

Hi @James You I'm gonna piggy back off your thread and ask if anyone wants to meet up Fri or Sat 5/12-13? I must be doing something wrong cause I've started two threads now asking about this and both times my posts have been removed. If I'm breaking the TOS admin/mods please let me know!!

Also, I'll gladly meetup with anyone but just know that at the moment I have most of my team in place (realtor, PMs, inspectors, a few contractors) so I'm not specifically seeking those things. Unless you are an awesome electrician, GC, or refi lender then I do need you!! TIA!

@Andrew Johnson Haha sounds like an enjoyable challenge. But yeah, you'll probably win that one. 

Part of the reason why I picked Indy for investing was the ease of travel. Hopefully it stays that way...never good to be too dependent on Allegiant...

And I'm cheap so my airbnb is in a rougher neighborhood. Then again I want to really see what it's like cause I may find some good investments there lol

No big point here, just an observation:

For my upcoming 3 night trip to Indy - 

Roundtrip flight + bag fees: $149

Airbnb: $105

Rental Car: $40

Gas: ~$15

So I should have almost $1700 for food and drink :) WOOHOO!!

@Brent Hill Who was the realtor for your second deal (condo)? We have a close friend named Lisa who is a realtor at BHHS and has an urban farm with 5 chickens. She only gave us half a dozen!! :P

Hahaha Judy I almost feel like you're a plant for Spartan Invest. You just described them to a T. Anyway, I have had zero interaction with Clayton or Spartan, but based strictly on his posts here in BP I think he's very sincere, thorough, and the perfect person for you to talk to.

Where do you want to live? That's really the key imo. 

I guess broadly speaking if it were me moving anywhere in 2018 I would probably zero in on Philly, Chicago and Atlanta. If you're ok with a slightly smaller metro then I'd also think about Indy, KC, Columbus and maybe Louisville or Jax, all for lower price points and better cash flow. Really there are dozens of cities that make sense and again it all comes back to where you would be happy for the long haul. Fwiw all of the ones you listed make sense financially.
