Its called compassion. 15 years ago I was homeless, so I know what its like. I have helped dozens of people over the years and never had a problem 

 I feel your pain Nat, some things you actually have to have been through to understand that deep compassion that you have.  I'm very happy you are alright and let this be a lesson for you.  Realize that you are blessed to be in a position that you are in and considering all that you have been through.  There are other ways to be a blessing to some like paying a couple of nights in a motel for them and move on for example.

 Hello Jack Mitcham how are you? The Company I am receiving my real estate investing education from also has a marketing program that allows their students to "earn while we learn," and a have a compensation plan which is equivalent to a 50% return on sales, for real!

Hello I was just wondering how many different ways to determine the ARV on a property. Some say 60% others say 65% and I even heard 50%. Which is the correct percentage to use?

You bid at whatever price makes sense for your investment strategy, no more. Cash does give you a stronger offer than someone who is financing, some sellers understand that value, some do not. I do enjoy when a seller takes an offer conditional on financing and then I pick that property up 60 days later for less when it falls through escrow.

I can relate to your question Frank and a good one it is, also to your answer Christopher because for whatever reasons financing does not always work out and we as investors are in position to often times pick up the pieces and get a better deal in the end.
