Eddie, I agree UK does have questionable taxes. There are higher levels of regulation regarding safety certificates, protection of rent deposits and evictions. But, I pleased to say that we are much more landlord / investor friendly than all other European countries (IMHO) :lol:

Hi Diedre,

Owner financing in the standard form is slightly problematic in the UK. However, lease options work well there.

Do you invest outside the US?

Michael - Yes the 50% calculation seems pretty high compared to the countries we're from. But then again the rental yields are so much higher! Generally speaking, I achieve a net rental yield of 20% - 25% (after all expenses) in my targeted locations.

What level of downpayment should I be realistically asking for? Also, what is the likelyhood of selling the note after closing?

I'm looking to sell some rehabbed properties in SE Michigan. The properties are in B/C type neighbourhoods and I'm considering whether it will be easier and quicker to sell them using land contracts compared to conventional sales?

Does anybody have experience of swifter sales using LC's?

Thanks for all your feedback. I'm getting conflicting info from property managers. One says its very important to have a basement as these properties are around 1,000 sq ft ranch type home and tenants, just expect the additional space. Another PM says it shouldn't matter in that lower end rental range.

Not sure here.

HI Michael, welcome to BP! I'm also from overseas (the UK) and I've found that the States offers excellent opportunities for international real estate investors.

One thing to bear in mind here is that property taxes and insurance is paid by the landlord. So it is prudent to budget for up to 50% of rental income to be allocated to property expenses.
