Post: Buying Distressed Condos to convert into Apartment Buildings?

I'm considering this deal of condos in this very distressed building. By buying the condos I will have a large stake of the building and the other investor owners have said they will sell me their condos, which mean I will have majority control over the property. I few of the other condos are vacant. Handful are owner-occupied, but I think do the distressed nature of the building they plan to leave.

Does anybody know how I can take over the HOA and convert the building back to an apartment building?

I have a large 5 bedroom property on the rental market. It's geared toward a larger family. However, as the proeprty is close to a major college, I have been approached by students looking to rent the property on a room basis. And a group looking for fraternity house.

Does anybody know how renting to students works. Who pay the utilities? Would there be a sepearate tenancy for each student per room or a collectively tenancy. How much security deposit should I take?

Thanks Bill, I'm sending out a registered letter to the PHA and is no repsonse I will contact the commissioner.

In the meantime, do you think it would be wise to issue 7 day notices to the tenants?

Hi Guys,

Bill - The previous owners have informed the office of the change of ownership and they countersigned the transfer forms.

What do you mean by the commissioners of the PHA / S.8, do you mean the directors of the offices.

Chris - All properties are warranty deeds, I have all the leaseas and HAP contracts and LLC Docs. All have been submitted including W-9 and direct deposit form with cancelled checks.They confirmed they have all the paperwork was in order.

Kyle - I was considering this and a last resort, but looks like I will need to go down that route.

Joe - Both on a persoanl visits they were closed during office hours. I've also engaged in faxing and emailing the local office from this week.

I think as Rob said these offices, as I believe are understaffed or just lazy. But I know they need quality section 8 housing especially in this area.

My question, is who can I goto above the section 8 office, as even the local office director is not responding to me or it keeps going to her voicemail.

I'm having problems with a group of s.8 homes I purchased in Apr. I have existing s.8 tenants and when I closed I filled in the forms to change of ownership and change of payments to the various section 8 HUD offices. I am in the third month and I not received any payments. I have been chasing them every week and they just give me a bunch of excuses and now they are not even responding to me, including the director of the section 8 housing.

I'm not sure what I can or should do. Has anybody been in this situation?

My current market is Detroit Metro, so SW OH is pretty new at the moment. Any feedback will be appreciated.

Brian thanks for the reply. I have a duplex property and would like to get the meters installed there. So the total cost is likely to be $350. Is that correct?

Hi Guys,

Thanks for all your help. I just thought i'd update you.

I spoke to the title company who are now resolving it. The tax search by the title company didn't pick up the information. However, they said they will clear up the matter with using the title insurance within a week.
