Cramerton is a small town south of Charlotte and has a STRONG rental market! The sales here are also outstanding.

INVESTORS SPECIAL!!! 20% gross cap rate

This is a rental portfolio of performing assets. Currently all three homes have tenants in place. One tenant is on month to month, other two end in November 2014 and March 2015.
Moran Ave - will need rehab before placing a new tenant
N Boyce - signed lease in March
Queens ave - Tenant has been in place for 3 years. Current lease expires Nov 2014

The homes are in Gastonia, NC which is south of Charlotte about 15 minutes. All three are within a few miles from one another.

Our company has been handling management for the homes for 4+ years. We will carry management over to the new owners.

@Banis Boortian , I use the MLS. I'm a Realtor and Property manager in the area so I look at what homes in the areas have rented for and as a native to the area it's pretty easy to look at a map and know the details of a house and determine a solid rent price.

Stay away from Zillow for Zestimates. It's a neat tool, but not very accurate in our area. Our prices are higher. Call local property managers in the areas that you like and ask for their input. Belmont, NC has a CRAZY real estate market right now!!!! To get a good deal you have to buy a run-down house, but you'll easily pull 1.5% on the rent rate! Gastonia, NC has a few popular neighborhoods that are good for buying rentals built 2000 and newer with 4 bedrooms and 2.5 baths.

Word of mouth...RE Agents...craigslist...loopnet.com. CarolinaHome.com might have a few listed in the multi family section. I have a small one listed. I saw your post earlier so I don't think it would work well for you. I also have a condo building that will be listed soon. 8 condos, 4 bedrooms, 4 baths in each. Bedrooms are all rented seperately for $350/$380 each and has been 97% occupied since 2010 with our property management company in place.

Craigslist is the obvious. Listing in on Zillow and Trulia may attract some attention, but make sure you specify the details to weed out the window shoppers.

I'm not an attorney or a CPA, but that sounds like a good idea from my understanding. I have an LLC set up right now to buy my first house with over the summer and will be setting up an S Corp at the end of the year per my attorney.
