@Max T.Its not, but its the one connected to the master bedroom which I would assume the decision maker of renting the house are going to want to be using.

@Max T.Nice to know some people do that and its not unheard of... Not sure if its better than what I have currently or not but its nice to have it as an option.

The property rents for about $950, but Im already putting  about $3,000 into the house on this turnover without this door.

This is a smart idea but Im not sure how to make it work with this example. Its hard to know the ROI because its unlikely if a tenant likes the rest of the house they will not rent it because of this, but also I want this to be a house they enjoy and not have a frustration like this everyday causing them to want to move out sooner. But I have no idea if making this change will actually effect anything or not.

@Jay DewberryHow much do those kind of doors cost? I saw a few things like that but they were like $450 before installation and tax. I could probably still make that work but I feel its more than I want to put into this issue.

This is a ridiculous set up for a bathroom, but I don't have a huge budget to improve this but I know its not something the tenant is going to want to deal with. Any ideas on a good way to make this function properly? 

My contractor had the idea of taking out the door and just adding a shower rod and curtain but I felt that was even worse for a stand up shower.

About a year ago I did this presentation on how to manage rental property at our local REA that I thought some of you might enjoy. Would love to know your thoughts about my management style, what you learned from and what you disagree with.

We are having a very technical and difficult problem to solve involving workman's compensation for independent and sub-contractors.

First of all we have a staff of about 15 people and pay workman's compensation for all of our staff including our maintenance and construction staff.

We also have a lot of vendors, some of these vendors are independent or sub contractors or 1-man shows. Our cleaner for example works by himself as an independent contractor as well as a few people who are "handyman" and do turnover and make ready work for us.

We make all of our contractors carry liability insurance. It is hard enough to find someone who has that. Almost non of these contractors carry workman's compensation because as an independent contractor they are not required to by the sate of Missouri, but any insurer we find for r employee's workman's compensation is telling us they are going to charge us workman's compensation for all of these subcontractors if they do not have it. This doesn't even seem legal for them to do as they are not required to carry it. My question is how do people typically deal with this issue? Telling people they have to have workman compensation would cause us to lose 3/4ths of our vendors (who again are not doing anything wrong.)

Who Has used this before? I am thinking about rolling this out to my 250 rental units around the Kansas City Metro, but I would love some advice on pitfalls and issues with using it. Have your residents liked it? Any problems so far? Any thing I should know before offering the service?

Its really hard to put a creative deal together with an agent in the middle. You usually need to find a way to get to the seller before the property has been listed. 

Also these types of deals only will work for some sellers. You are trying to solve peoples problems, that's the only way you can get good deals in Real Estate, and only using these forms of purchasing properties will only solve some problems, not all.

We have built our own management company over time as we have continued to grow and have decided to keep it in house. If you are going to invest at a distance I would recommend outsourced property management, but make sure you know how to manage property correctly. Study up on it as you need to know if your managers are doing a good job or not. If cannot tell if your managers are doing poorly, mediocre or well you need to spend some time understanding the basics of property management.
